This is a solid villa, ready to move into. It has approx 1050m2 land and the house has three floors:
kitchen and living room (currently used as dining area and utility room) – inside spiral staircase.
2 bedrooms on the first floor, plus inside toilet and shower room.
Both bedrooms lead out onto the large south facing balcony, with stunning mountain views.
The house is totally solid, no leaks, damp or other problems. It has wooden windows, that are all in good working order, and a large sesspit, where the old outside loo used to be.
Downstairs has stone floors, and upstairs are solid concrete floors, currently laid with linoleum over wood. The attic floor is also concrete, not beams and plaster or wood (so no worries there may be any rotted floors here)
The roof is in excellent condition and all joists and beams absolutely strong and solid. There is also an attached garage, that if you wanted a larger inside area, could be turned into another downstairs room, Plus an attic space that is full height, has large window to the south and balcony to the north, that would make a fantastic artists studio, self contained guest apartment.
There has been a small extension added on the north side, to enclose the bottom front balcony and create an extra room, (this needs finishing off with a door/window and plastering)
Situated in a small friendly and safe village between Mezdra and Roman, the village has approximately 300 inhabitants, two small shops and coffee bars and is just 5kms from the nearest town with supermarkets, bank, dentist, DIY stores and a train station that has daily trains to the seaside and Sofia, which is your nearest airport. 24kms from the nearest larger town that has hospital, dentist, Drs, Supermarkets, Banks, Mainline train station, restaurants, DIY stores, lots of coffee bars, vets, weekly large market and other shops too. And only 30 minutes from the large town of Vratsa.
Just 5 minutes away there is a beautiful country house hotel and restaurant where they serve the most delicious sachs (typical Bulgarian hot sizzling plate of meat and veggies).
The village also has people here with sheep and goats, so if animals are your thing, you have shepherds who will take yours out to free range graze each day.
There are 1 or 2 other UK owned properties in this village and there is also a vinery and a distillery in the neighbouring village too, if you enjoy a tipple and would like to see how it is made.
If you are looking for a larger land plot, there is also an old house next door that may be available for sale and, we have been told by the owner of a 5 decare land plot at the bottom of the garden, with an old stone house on it, that she is offering that for sale. So if you want a large plot, leading down to the village stream, there is the possibility of purchasing her plot at a later date too.
